Proposed Construction Method:

Advance Housing Ltd (AHL) steel frame hybrid construction. This makes use of factory-produced closed-panel technology, complete with windows, doors, first fix electrical and mechanical services, and internal lining. Bathroom and kitchen pods are also used, along with a concrete ground-floor base. External finishes are traditional, site-fixed methods.

Barratt propose to increase AHL production, carry out a root-and-branch upgrade of its entire product range and with AHL "turn success in the competition as a spur to incremental customer oriented improvements". Barratt aim to reduce plot build timescales to 25 days as production increases.


House Type Design Features:

Barratt propose an excellent range of homes that will enhance the unique and inventive objectives of the Allerton Bywater Millennium Community. The designs respond positively to both the approved Allerton Bywater Design Codes for the development and the challenging brief for the competition.

Barratt propose to evolve its AHL production in three generations
from a traditional two-up-two-down leading to an innovative wide-fronted 60K Generation 3 home. This G3 home has a room in the roof and a double-height living room or is even adaptable to an upside-down home with a living area upstairs and bedrooms downstairs if desired. It is double-fronted to maximise use of volume, roof-space height, space and light.

The homes use cost savings from efficient supply from the factory of fully insulated and weatherproofed units. Wall panels are pre-wired with "plug-and-play" connections. A centralised services chimney vents to the roof rather than the elevations.

At Allerton, Barratt also propose three-storey crescent units overlooking the village green. These face onto the existing sustainable urban drainage system, using winter gardens between blocks to maximise the environmental performance
of the home.


Urban Design Approach:

Barratt and their consultants illustrate a thorough understanding of the principles of the Urban Design Code for Allerton Bywater.

They have used comprehensive contextual study of local village vernacular and reinterpret it into a contemporary series of exciting streetscapes based around homezone principles in which cars and people share use of the road and the street.

Barratt offers a refreshing mix of materials and detailing which are both appropriate for the ambitions of the Millennium Community and the competition, yet sit comfortably within the Yorkshire context echoing styles from nearby Pontefract and Castleford.

The scheme incorporates two home zones, with courtyard parking, on-street parking and space saving use of garages below flats. Buildings turn corners on the village square with windows on both sides and front doors open straight onto the street in the homezones for added security and a feeling of safety.
