Following the competition stages of Design for Manufacture, delivery on site begins under stage 4.
Each of the competition winners is expected to gain outline and detailed planning consents under the usual planning process, engage in full community consultation and build the homes demonstrating that actual construction techniques and approaches are aligned with those originally proposed.
The 10 sites are currently at different stages of development. The first Design for Manufacture homes were completed at Oxley Park, Milton Keynes, in April 2007, and by early 2008 there were completions on half of the sites. The Competition is also on track to exceed its original intent to deliver 1,000 new homes.
A Lessons Learnt publication is planned for late 2008, covering the problems and solutions encountered during the construction phases.
Follow the progress of development at each site
During the third and final stage of the competition the best proposals from Stage 2 were invited to turn their ideas for a £60,000 home into a real development on one of the sites.
They were asked to show how the construction efficiencies illustrated in their Oxley Park proposals would work as a full development proposal on other sites, taking into account the local planning and development context of the sites in the competition.

Stage 2 of the competition required bidders to submit proposals for how they would construct homes to the cost and quality specification using an indicative brief for one of the English Partnerships sites in Oxley Park, Milton Keynes. Thirty firms or consortia responded to this stage.
English Partnerships (now part of the Homes and Communities Agency) assessed each of the bids and passed its evaluation to an ODPM-appointed Tender Evaluation Panel of industry experts. The Tender Evaluation Panel then made recommendations to the Deputy Prime Minister who took the final decision on which entries have met the challenge, and which will be invited to bid to develop on one or more of the sites available.

The competition started on 1 April 2005, and 221 firms submitted expressions of interest. The 33 firms or consortia that successfully completed the Stage 1 pre-qualification requirements were announced on 6 June.
